No. Modern manufactured homes built after 1976 are governed by the HUD Manufactured Home Construction and Safety Standards โ€” a strict federal building code. They are built with the same materials and to the same standards as site-built homes, just constructed in a factory for efficiency. The term "mobile home" refers to pre-1976 units and is outdated.

Not necessarily. You have several options: place on land you own, purchase land as part of a land-home package, or place in a manufactured home community (land lease). Robert's team can help you evaluate all three options based on your budget and goals.

Yes. Multiple financing options are available including FHA Title I and Title II loans, VA loans (for veterans), conventional financing, and chattel loans. When a manufactured home is permanently affixed to land you own, it can qualify for traditional mortgage financing. We work with lenders who specialize in manufactured housing.

From initial consultation to move-in, most customers are in their new home within 8โ€“12 weeks. This includes model selection, customization, permitting, factory build time, delivery, and final setup. This is dramatically faster than the 12โ€“18 months typical for site-built construction.
